How house levelling works

On a stumped Melbourne home, levelling and restumping go hand in hand. The house is raised gradually and evenly on jacks, the failed stumps are removed, and new stumps are set to a consistent level. Lifting slowly is the key — it protects the plaster, windows and joinery while the floor comes back to true.

Levelling, restumping or underpinning?

  • Levelling as part of restumping. The most common case — failing stumps are replaced and the floor re-levelled in one job.
  • Partial re-level. Where only a few sound stumps have dropped, a targeted lift and repack may be enough.
  • Underpinning. Where the foundation itself has subsided, underpinning stabilises the footings before levelling.

What is house levelling?

House levelling is the process of jacking a home back to a true, level position and securing it there. On a stumped home this is done as part of restumping — the house is raised evenly on jacks before new stumps are set to a consistent datum.

Can you level a house without fully restumping it?

Sometimes. If the stumps are sound but a few have dropped, a partial re-level and packing may be enough. If the stumps themselves are failing, levelling is done as part of a full or partial restump so the correction lasts.

Will levelling fix my cracks and sticking doors?

Re-levelling usually relieves the cause, and many doors free up and hairline cracks close once the floor is true again. Existing plaster cracks may still need cosmetic patching afterwards — we’ll set realistic expectations at the inspection.

How level can you get an old house?

Older homes are rarely dead-flat and we don’t chase perfection at the cost of cracking the structure. We level to a safe, even datum that removes the slope and movement you can feel, while protecting the home’s fabric.
