Concrete, steel or treated timber? Here's how the three stump materials compare — including how long concrete stumps actually last — and how we choose the right one for your Melbourne home.
When you restump a house, you are replacing the rows of stumps that carry the floor with new ones — and the material you set those stumps in determines how long the job lasts. Most older Melbourne homes were originally built on hardwood timber stumps that have since rotted or shifted in our reactive clay soils. The good news is that a modern restump uses far more durable materials, so it should be a once-in-a-lifetime job.
There are three materials in common use: reinforced concrete, galvanised steel (including adjustable stumps), and treated timber. Here's where each one fits.
Reinforced concrete stumps — the standard choice
Engineered, steel-reinforced concrete stumps are the default for the vast majority of restumps in Melbourne, and for good reason. They are cast with reinforcing bar through the centre, set on properly sized footings, and they do not rot, warp or feed termites. A quality concrete stump installed today will typically outlast the home around it.
That durability is why concrete is the value choice as well as the long-life choice — you pay once and the problem is solved. The older concrete stumps that crack, lean or show "concrete cancer" in period homes were generally unreinforced or made to lower standards decades ago; modern engineered stumps are a genuinely different product.
Galvanised steel & adjustable stumps
Galvanised steel stumps — including adjustable screw-type stumps — are the specialist's tool. The galvanising resists corrosion, the steel carries heavy point loads, and adjustable heads allow a section of floor to be fine-tuned or re-levelled later without major work. They shine in tight, low-clearance subfloors where manoeuvring a long concrete stump into place is awkward, and on jobs where future adjustment is likely. They usually cost a little more than concrete, which is why we use them where they earn their keep rather than across the board.
Treated timber stumps — heritage & access cases
Treated (preservative-impregnated) timber stumps are the cheapest option up front, but they have the shortest life — commonly around 15 to 30 years depending on moisture, subfloor drainage and soil conditions. Since rotted timber stumps are the very thing most homeowners are restumping to be rid of, we rarely recommend them. The exceptions are heritage situations where matching the original construction matters, or access so restricted that nothing else can be placed. For a long-term fix, the small saving up front rarely justifies the shorter lifespan.

How to choose the right stump
You don't have to decide this on your own — and you shouldn't, because the right answer depends on what's actually under your house. The factors that matter are subfloor clearance and access, your soil and existing footings, whether any sections may need future re-levelling, and your budget over the long term. For most homes the answer is reinforced concrete throughout; for some, we'll specify steel in particular bays where access or loads call for it.

How long do concrete stumps last?
Engineered, steel-reinforced concrete stumps installed today typically last 50 to 100 years or more — comfortably the remaining life of most homes. They do not rot and are not eaten by termites, so once a Melbourne house is restumped on quality concrete stumps it generally never needs restumping again. The older concrete stumps that fail in period homes were usually unreinforced or poorly made; modern engineered stumps are a different product.
Are concrete or steel stumps better?
For most Melbourne homes, reinforced concrete is the standard and is hard to beat on value and longevity. Galvanised steel and adjustable stumps come into their own in specific situations — very tight subfloor access where a long concrete stump is awkward to place, spots that may need future re-levelling, or heavy point loads. There is no single "best"; the right material depends on your subfloor, soil and budget, which is exactly what we assess on site.
Should I still use timber stumps?
Rarely. Treated timber stumps are cheaper up front but have a far shorter life — roughly 15 to 30 years depending on moisture, drainage and soil — and they are the very thing most homeowners are restumping to get rid of. We generally only recommend timber for heritage situations where matching the original is required, or where access is so restricted that nothing else will fit. For a long-term fix, engineered concrete is almost always the smarter spend.
